The St. Andrews Area: A Local's Guide to Columbia's Northwest

The St. Andrews area is the northwest corner of Columbia, the established suburban band across the Broad River from downtown where 325 Hempsted Rd is located. It is not a single formal neighborhood but a stretch of the city defined by St. Andrews Road, Bush River Road, and the interstates that run through it. For buyers, the appeal is simple: mature homes, mature trees, and the shortest commute to downtown for the price.
Where it is, and who it suits
ZIP 29210 covers a mix of residential streets, shopping centers, and everything you need day to day. I-20 crosses the top of the area and I-26 runs along its western edge, with Bush River Road as the everyday spine. That puts downtown Columbia about 10 miles and 10 to 15 minutes away, Lake Murray a similar distance to the west, and the Columbiana Centre shopping district about 10 minutes north.
It suits buyers who want an older, established house with real character rather than a brand-new subdivision build, and commuters who value being on the interstate side of town. You trade the newest everything for square footage, trees, and the kind of street where neighbors know each other.
The commute reality
In normal traffic, plan on 10 to 15 minutes to downtown from Hempsted Rd, and about 20 minutes to most places in town by the locals' honest estimate. Afternoon rush hour adds time, mostly at the interchange-heavy areas around I-26 and I-20. If your job is downtown or at one of the hospitals, this is one of the easier commutes in the metro. If you work in Lexington, the drive across the river is longer than it looks on a map.
One thing to know: the Carolina Crossroads project is rebuilding the I-20, I-26, and I-126 interchange nearby. Expect occasional ramp closures, including past issues around the Bush River Road exit, until the work wraps up. Route around it now, benefit from it later.
Two districts split this corridor
This is the part that confuses everyone, so here it is plainly. The St. Andrews corridor is split between two school systems. Most of Richland County's side feeds Richland One schools such as St. Andrews Middle School and H.B. Rhame or Pine Grove elementary schools. But Hempsted Rd itself sits on the Lexington County side and feeds into Lexington-Richland School District Five, with neighboring homes on the street assigned to Leaphart Elementary, Irmo Middle, and Irmo High.
The takeaway for buyers: school quality varies street by street in this area, so never assume based on the ZIP. Confirm the feeder with the district before you fall for the house.
Rivers, trails, and parks on the doorstep
The Saluda River is the area's best amenity. The Saluda Riverwalk runs boardwalk and trail miles along the water just off Candi Ln, with the Sanctuary at Boyd Island a riverfront preserve reachable from the same system. St. Andrews Park on Beatty Rd has tennis courts, ballfields, a gym, and a pool. And Lake Murray is about 10 miles west for boating and lakeside restaurants, worth the short drive every weekend.
Where the locals eat
Hard Bean Coffee on St. Andrews Rd is the neighborhood caffeine stop. For dinner, locals drive the few miles to Lake Murray Blvd in Irmo: The Bistro on the Boulevard, Maurice's BBQ Piggie Park, and Bellacino's Pizza are all dependable. Lakeside, the Rusty Anchor at Catfish Johnny's in Chapin is the sunset-dinner classic. None of it is fancy, all of it is real, and that is exactly the point of living in this part of town.
House shopping this area?
I have walked buyers through this part of Columbia for years and I can show you 325 Hempsted Rd, then the streets around it, then the schools that matter to you, in one afternoon.
